Since its construction in 312BC the via Appia has led south-eastwards from Rome into a splendidly lush and hilly area dotted with small lakes, known today as the Colli Albani. Well-heeled Romans come here to escape the city’s bustle and heat and explore the thirteen Castelli Romani, lovely old villages that evolved from medieval castles. Villa delle Lance is nestled between two of these: Castel Gandolfo, where the Pope has his summer residence, and flower-filled Genzano, with its caffès and restaurants. As peaceful as the setting is, a direct train line makes the centre of Rome accessible within minutes. The villa was built by a famous Italian architect of the 1950s, whose clever design includes open loggias and west-facing terraces that capture the breezes and wonderful views as far as the sea. The lowest terrace is occupied by a large swimming pool. Inside, the rooms are simple but nicely decorated in a blend of contemporary furnishings and antiques, and all living areas on the lower two floors open to the loggias or garden.

Set just outside Genzano, 1km/0.5 miles, and 10 minutes' drive from Castel Gandolfo, where the pope makes an occasional appearance during the summer months. There is a terrific pizzeria within walking distance of the villa, and an excellent bakery and several very good restaurants in Genzano. The Castelli Romani are full of interesting sights, from catacombs to wineries; a favourite spot is little Lake Nemi, famous for its June strawberry festival and the museum housing the unconventional emperor Caligula’s barge. Downtown Rome is easily reached by commuter train, or if it’s shopping you have in mind, there is an excellent designer outlet mall in Castello Romano, 30 minutes. Other touring options include Tivoli, Hadrian’s villa and the ruined Roman port of Ostia Antica, all within an hour's drive.

A beautifully-maintained terraced garden with impeccable lawns, pots of flowers and towering umbrella pines. The swimming pool, 12 x 6m/39 x 20 feet, is set two sunny terraces lower than the house, and shares its terracotta border with several loungers and umbrellas. Two gazebos, in the garden and next to the swimming pool.
Assistance is provided locally by the property's caretaker, who lives in a cottage just inside the villa’s gates and speaks very little English, and by the owner’s charming son, who lives in Rome, speaks English impeccably and knows all the city’s best spots.
