Overview

Poggitello is a traditional stone farmhouse nestled into a lovely hollow in the hills near Fabro. Terracotta floors and beamed ceilings set the tone for an interior decorated in a comfortable country style with a mixture of antiques and modern pieces. The bedrooms are all located on the ground floor, each with a modern ensuite bathroom. At the heart of the house is a stunning open plan living area with large windows overlooking the garden and swimming pool with a wonderful view of the wooded hills beyond. A dining loggia off this room offers a splendid spot for al fresco meals. A broad sweep of lawn is encircled by trees and leads to the large swimming pool. Fabro is an ideal base for sightseeing in three provinces - Tuscany, Umbria and Lazio.

Location

 About 30 minutes north of Orvieto, on a quiet road that rises and falls through wooded valleys and vineyards. The nearest villages are Parrano, 3km/2 miles and Carnaiola, 4km/3 miles, each with a shop or restaurant. Good walking, mountain biking and horseback riding in the Monte Rufeno Reserve immediately to the south. Etruscan-founded hilltop Citta delle Pieve lies 40 minutes to the north. Orvieto, on its rocky crag, is a must-see for its spectacular striped Duomo and Etruscan tombs; on the slow road via Ficulle the substantial Antinori winery is worth a visit. Day trips might include Todi, Castiglione del Lago on Lake Trasimeno, or Montepulciano, all about 1 hour's drive.

Lower ground floor

Grounds

 An open sweep of lawn on a gentle hillside. The swimming pool, 7 x 13m/23 x 42 feet, is set into the lawn just outside the house, with changing rooms and a WC below.

Assistance

 Assistance is provided locally by the property's owner and his wife, who speak English; they make use of a separate house on the property and share the pool on weekends only. A caretaker is at hand during the week. Services included in the rental fee, and optional services available, are noted under Price and Availability.

Access

 Airports: Florence and Rome, 1 hour 40 minutes. Railway station and motorway exit at Fabro, 6km/4 miles along paved roads until the property’s long, white access road. Parking for three cars.

Activities

 Tennis at Fabro, about 10 minutes by car. Several riding stables in the area; for horseback treks in the Monte Rufeno Reserve the stables are at Acquapendente, about 30 minutes' drive.

 The swimming pool, 7 x 13m/23 x 42 feet, has a depth of 1.20-1.90m/4-6 feet and steps for entry/exit.
