Overview

Charming and very private, L'Olmo is a completely renovated farmhouse that nestles against the hillside below San Gemini, a lively and beautifully preserved medieval hill town. The house gazes through a deep valley towards an open countryside of fields and forests, with no neighbours in sight save Il Cerro. Traditional elements such as terracotta floors and beamed ceilings create a warm and comfortable interior, while large windows flood the spacious rooms with light. On the ground floor an airy living/dining room features a sunken area with a fireplace and a comfortable couch, the first floor double bedroom with air conditioning and the fully fitted open kitchen is equipped with every convenience. A pretty garden with three furnished loggias is planted with jasmine, rosemary, wisteria and climbing roses, and leads down to a swimming pool positioned at the edge of the lawn.

Location

 In a lovely, untouristed part of southern Umbria known for its spectacular Roman ruins and pretty hill towns. San Gemini's shops and restaurants are a 5-minute drive away or a 10-minute uphill hike. Excursions might include the Roman ruins at Carsulae, 10 minutes, Spoleto and Amelia, 30 minutes, or, further afield, Orvieto, Perugia and Assisi, all reached in less than 1 hour.

Grounds

 The garden at L’Olmo is a flowering, scented setting for the house and its large pool, 6 x 15m/20 x 49 feet, which has steps and a good shallow area for children. The house is set closer to the end of the valley than its neighbour, Il Cerro, which is just visible through the trees and shrubs at a distance of approximately 50m/160 feet.

Motorway exit at San Gemini Sud, 15 minutes along paved roads to the village, followed by a fairly steep access road - about 700m/760 yards - down to the house itself. Parking for three cars.
