Overview
Charming and very private, L'Olmo is a completely renovated farmhouse that nestles against the hillside below San Gemini, a lively and beautifully preserved medieval hill town. The house gazes through a deep valley towards an open countryside of fields and forests, with no neighbours in sight save Il Cerro. Traditional elements such as terracotta floors and beamed ceilings create a warm and comfortable interior, while large windows flood the spacious rooms with light. On the ground floor an airy living/dining room features a sunken area with a fireplace and a comfortable couch, the first floor double bedroom with air conditioning and the fully fitted open kitchen is equipped with every convenience. A pretty garden with three furnished loggias is planted with jasmine, rosemary, wisteria and climbing roses, and leads down to a swimming pool positioned at the edge of the lawn.

In a lovely, untouristed part of southern Umbria known for its spectacular Roman ruins and pretty hill towns. San Gemini's shops and restaurants are a 5-minute drive away or a 10-minute uphill hike. Excursions might include the Roman ruins at Carsulae, 10 minutes, Spoleto and Amelia, 30 minutes, or, further afield, Orvieto, Perugia and Assisi, all reached in less than 1 hour.
