Overview
Originally constructed as the stables for the Palazzo Santi Terzi, Casa del Poggio was converted into a private residence a century ago and renovated from top to bottom this past year. The house's location at the edge of San Gemini, a lively hilltop village steeped in history, provides direct access to shops and restaurants through the front garden. The bedrooms,one with air conditioning, living areas and larger rear garden with its swimming pool and outdoor dining area face outwards and to the west, with spectacular views of the Umbrian sunsets and the Abbey of San Niccolo. Inside, beamed ceilings and terracotta floors are complemented by comfortable, classic furnishings and the full complement of modern amenities, including a kitchen packed with appliances, high speed internet and satellite television.

The house is built into the walls of San Gemini, a hill town blissfully overlooked by guide books and tour buses but with several good restaurants and food shops, as well as tennis courts. Hill towns abound in southern Umbria; among the better-known are Todi, 15 minutes, Amelia, 25 minutes and Spoleto, 30 minutes. Spectacular Roman ruins at Carsulae, 5 minutes. Perugia and Assisi are reached in under 1 hour.
