Overview

Originally constructed as the stables for the Palazzo Santi Terzi, Casa del Poggio was converted into a private residence a century ago. The house's location at the edge of San Gemini, a lively hilltop village steeped in history, provides direct access to shops and restaurants through the front garden. The bedrooms, one with air conditioning [all shall be air-conditioned from 2015], living areas and larger rear garden with its swimming pool and outdoor dining area face outwards and to the west, with spectacular views of the Umbrian sunsets and the Abbey of San Niccolo. Inside, beamed ceilings and terracotta floors are complemented by comfortable, classic furnishings and the full complement of modern amenities, including a kitchen packed with appliances, high speed internet and satellite television.

Sublime. The owner Michele was incredibly helpful, he gave lots of guidance and was available to contact and encouraged us to do so if we needed help with anything, places to go, understanding the train system, the list is endless. He made us instantly feel welcome and was a huge part of why we enjoyed our stay so much. Tuscany Now excellent. Will definitely recommend and use again.

Casa del Poggio is a comfortable and luxurious place to stay in the middle of an ancient Italian village, full of charm and classic Italian stonework. It is the perfect place for a group to enjoy each other and experience Italian life with ease--a nice balance of privacy and access to public services.

Wonderful location opening onto the square of the medieval town of San Gemini. Villa was very clean, kitchen well equipped and beds comfortable. Was particularly pleased that we were able to enjoy the two final days of the annual festival dedicated to the town saint. The owner met us on the outskirts of town and directed us through the festival traffic to the villa.

Our week at Casa del Poggio was perfect. The design the fixtures and finishes the convergence of the new with the old all made it such a pleasure to stay here. Better yet the location of the house makes it possible to become a part of the small hill town and flow with the daily life of St Gemini. San Gemini makes a great base for exploring Umbria- or southern Tuscany should you choose to wander that far. Or day trips in Spoleto, Todi, Orvieto or Perugia, and then returning to the house for a relaxing swim in the pool watching the swallows.. What could be more perfect?

What a holiday! Beautiful villa, swimming pool, amazing dinner cooked for us. The hidden treasure, that St Gemini was such a delight to visit. Everyday we experienced something new. It was so lovely to go down to the local shops each morning and to be greeted by such friendly people. Umbria is a delight. Spectacular scenery and beautiful towns and villages. Thank you so much.

The location was fabulous so quiet but still in the centre of the town of San Gemini, which is a beautiful place really unspoilt. Bedrooms were really spacious and cooking facilities were great. Pool was ideal also

Lovely house, very comfortable and a truly relaxing spot. We found the people of St Gemini friendly and very helpful despite our lack of any useful Italian. Getting to Rome, quick and easy. Really enjoyed our time here and was the perfect start to our honeymoon.

We liked the location, especially the combination of views over the countryside, yet the ability to step straight out into the village. Comfortably and attractively furnished and very welcoming in feel. Pleasant garden, safe for children and very good pool.
