Originally constructed as the stables for the Palazzo Santi Terzi, Casa del Poggio was converted into a private residence a century ago and renovated from top to bottom this past year. The house's location at the edge of San Gemini, a lively hilltop village steeped in history, provides direct access to shops and restaurants through the front garden. The bedrooms,one with air conditioning, living areas and larger rear garden with its swimming pool and outdoor dining area face outwards and to the west, with spectacular views of the Umbrian sunsets and the Abbey of San Niccolo. Inside, beamed ceilings and terracotta floors are complemented by comfortable, classic furnishings and the full complement of modern amenities, including a kitchen packed with appliances, high speed internet and satellite television.

Location

 The house is built into the walls of San Gemini, a hill town blissfully overlooked by guide books and tour buses but with several good restaurants and food shops, as well as tennis courts. Hill towns abound in southern Umbria; among the better-known are Todi, 15 minutes, Amelia, 25 minutes and Spoleto, 30 minutes. Spectacular Roman ruins at Carsulae, 5 minutes. Perugia and Assisi are reached in under 1 hour.

 Large living room with a fireplace, a brick archway and exposed wooden beams leading through glass doors to both gardens. Very well-equipped kitchen with a dining table with a fireplace. Laundry room. WC.

 Air conditioned master double bedroom with a sitting area, views to the east and west and an ensuite bathroom with shower. Double/twin bedroom with a large ensuite bathroom with bath. Small library with balcony.

Loft

 Reached by a short straight staircase. Double bedroom with an ensuite bathroom with bath. Small study.

Grounds

 Facing west: a beautifully laid out small garden with a heated swimming pool, 3 x 6m/10 x 20 feet, equipped with hydromassage and fountain jets, and an outdoor dining area with a barbeque. Facing east and into village: courtyard with sitting area.

Assistance

 Assistance is provided locally by the property's exceptionally helpful English-speaking owner/caretaker who lives in Rome but is present for guests' arrivals and departures. Services included in the rental fee, and optional services available, are noted under Price and Availability.
