Situated between the villages of Grotte and Gradoli, both 4km/2 miles, just north-west of Lake Bolsena, an area known for its fertile soil and warmer microclimate. A very pretty road along the lake leads to Bolsena, 12km/7 miles, and medieval Montefiascone, 17km/ 11 miles beyond. To the west are Etruscan ruins at Sorano and the unique hill town of Pitigliano, 30 minutes. The thermal spas at Saturnia and hilltop Orvieto are 1 hour’s drive.

A large open garden with extensive lawns, lovely old trees and cobbled terraces and paths surrounded by 8 ha/20 acres of olive groves and woods. The swimming pool, 9.5 x 4.5m/31 x 14 feet, is set immediately behind the house and a few feet higher to benefit from the views.
