Medieval hilltop Todi, 15 minutes, is the best-known of south-eastern Umbria’s many hill towns, but San Gemini, 10 minutes, with its shops and restaurants, is more authentic. Neighbouring hill towns include Amelia, 25 minutes, and Spoleto, 30 minutes. Excursions might include the Roman ruins at Carsulae, 10 minutes, or, further afield, Orvieto, Perugia and Assisi, all reached in less than 1 hour.

Surrounded by 4.5ha/11 acres of pasture and olive groves with nary another building in sight save those in the distant valley. The private swimming pool, 4.25 x 12m/14 x 39 feet, is set on the sloping lawn beside the house and skirted with terracotta terrace.

Assistance is provided locally by the property's very helpful caretaker, who doesn’t speak English and lives in San Gemini. Services included in the rental fee, and optional services available, are noted under Price and Availability.
