Just south of Lake Trasimeno and 20km/12 miles west of Perugia with a selection of smaller towns in the vicinty including Panicale, Paciano, Corciano and Citta della Pieve. The major sites of Umbria, such as Perugia, Assisi, Gubbio, Orvieto and Todi are all within easy reach. The Tuscan border is only 30 minutes away ideal for exploring towns such as San Casciano dei Bagni, Cetona and Montepulciano. Lake Trasimeno offers many water sports to the north of the lake, fishing, boating and ferries to its islands which are still habitable.The lake is also famous for its migratory birds and has a viewing sanctuary. North of the lake lies the lovely town of Cortona and the site of the famous battle with Hannibal. The surrounding area is renowned for its Etruscan archeological sites and museums such as Chiusi. The wine districts of Montepulciano, Montalcino and Montefalco are also easily accessible.

The private swimming pool 11.5 x 4.8m/37 x 15 feet with travertine paving, granite borders, roofed loggia offering views across rolling hillsides of olives groves.

Tennis courts in Castiglion Fosco at about 2km/ 1mile. 9-hole golf and riding stables within 10 minutes at Lamborghini in Panicale. Water sports at Castiglione del Lago (Lake Trasimeno), 15 minutes. Thermal spas at Chianciano Terme, Sarteano and Montepulciano, all within 40 minutes. A favourite activity on Lake Trasimeno is the ferry trip to Isola Maggiore, the only inhabited island. There is an old fishing village on the island, with houses dating from the 14th and 16th centuries, and a ruined 19th century folly. St. Francis of Assisi is said to have slept here in 1211, and two little churches boast a variety of artefacts from and paintings of the event. Ferries to the island leave from Castiglione, Tuoro-sul-Trasimeno and Passignano.
