Paciano is a pretty little medieval town 1km/0.5 miles below the tower with shops and restaurants. The area is studded with tiny fortified enclaves such as Panicale, 5km/3 miles. There are thermal springs at Chianciano Terme, 30 minutes, painted and architectural masterpieces - and two great jazz festivals - at Perugia, 1 hour, and beaches and sailing on Lake Trasimeno at Castiglione del Lago, 11km/7 miles. Chianciano Terme, 20km/ 12.5 miles, boasts a thermal spa, and hilltop Montepulciano, the wine centre, is 10km/6miles further.

A wonderful alley of evergreens leads in to the property, which includes a forest, a shaded area with walks and open lawns. The private swimming pool, 7 x 14m/23 x 46 feet, is set on a terrace at the edge of the garden with large barbeque and adjacent outdoor dining area.

Assistance is provided by the owner, who does not speak English, and a caretaker who does; both live in Panicale. Services included in the rental fee, and optional services available, are noted under Price and Availability.

Airports: Florence, under 2 hours; Rome, 2 hours 15 minutes. Motorway exits and railway stations at Chiusi, 20km/ 12.5 miles, or Fabro, 30km/19 miles, along paved but increasingly winding roads. Ample parking.

Tennis in the village. 9-hole golf and riding stables within 10 minutes at the Lamborghini property in Panicale. Water sports at Castiglione del Lago, 15 minutes. Thermal spas at Chianciano Terme, Sarteano and Montepulciano, all within 40 minutes.
A favourite activity on Lake Trasimeno is the is the ferry trip to Isola Maggiore, the only inhabited island. There is an old fishing village on the island, with houses dating from the 14th and 16th centuries, and a ruined 19th century folly. St. Francis of Assisi is said to have slept here in 1211, and two little churches boast a variety of artefacts from and paintings of the event. Ferries to the island leave from Castiglione, Tuoro-sul-Trasimeno and Passignano.
