Location
In a lovely pocket of northern Lazio just south of Orvieto, 20 minutes, and east of Lake Bolsena, 15 minutes. The nearest shops are at Lubriano, 3km/2 miles, with a good restaurant on the way. Lots to see in the area: the Parco dei Mostri at Bomarzo, 25 minutes; the 'dying village' at Civita Bagnoregio, 10 minutes (plus a 10-minute walk across the footbridge); the Villa Lante at Bagnaia, 40 minutes. The city of Viterbo is 40 minutes' drive.

A lovely, partly shaded cottage garden with a number of sitting areas, surrounded by 4 ha/10 acres of fields and olive groves. The swimming pool, 11 x 5m/36 x 16 feet, is lined with mosaic and edged with 'tufo' and basalt and is set just across the lawn, about 15m/yards from the house. Bocce court.
