Situated on the lovely, winding road that runs between Orvieto and Fabro. The nearest village, Morrano, 5km/3 miles, offers one small shop and a bar; better shopping is available at Orvieto Scalo, 8km/5 miles. The medieval centre of Orvieto sits on a high plateau, reached by car, 12km/8 miles, or by funicular. Excursions might include Todi to the east or Bolsena to the south, both 40 minutes. Tennis and riding stables at Cicona, 8km/5 miles.

The main house and guest house are set at the end a long private drive on a hilltop, skirted by lawns, with a private swimming pool, 6 x 12m/20 x 39 feet, in between them. Cultivated fields and vineyards surround the garden.

Assistance is provided locally by the property's delightful and very conscientious caretaker who lives in the village, and whose husband looks after the farm; although she does not speak English, her sons do and can assist as required. Airports: Rome, about 1 hour 30 minutes; Florence, 2 hours. Railway station and motorway exit at Orvieto, 16km/10 miles along increasingly winding roads. The road leading through the estate to the house is very steep in places with some sharp turns and rough patches. Shaded parking for two cars, otherwise unlimited.
