In the open farmlands along the Tuscan-Umbrian boarder, where almost every village is medieval and on a hilltop. The closest of these is Cetona, 10-minute drive, with a small food shop 3 minutes away at tiny Piazze. Good walking, mountain biking and horseback riding in the Monte Rufeno Reserve immediately to the south. The famous thermal baths at Sarteano are reached in 20 minutes. It's a beautiful drive to Montepulciano, and a quick trip down the motorway to Orvieto, both 45 minutes. Day trips within an hour's drive might include Siena, with a stop at Pienza, or Perugia.

Beautifully laid out perennial garden with herbs and lavender bordered by rolling fields and olive groves; the garden, with its carefully chosen plants, beautiful views and gently splashing pond, was designed as a place for meditation and has been featured in several magazines. In the midst of the Tuscan countryside the owners have created a symbolic garden, perfect for relax and meditation inspired by German writer Hermann Hesse. The garden and its spirit have been featured in some of Italy’s major magazines: The choice of plants is intentionally disarming and simple. A vivid array of colours, a mix of flowers, herbs and aromatic scents: a subtle hint of the four cosmic symbols: the water in the pond, the circle of stones with ashes reminiscent of fires, a blue corner representing the most spiritual dimension. Shaded dining area under a pergola. The swimming pool, 8 x 15m/26 x 49 feet, with a second pergola, is set about 50m/yards from the house across level grounds. Outdoor shower.

Riding stables for the Monte Rufeno Reserve at Acquapendente, about 40 minutes. 9-hole golf course in 30 minutes at the Lamborghini course in Panicale.
