In a lovely, untouristed part of southern Umbria known for its spectacular Roman ruins and pretty hill towns. San Gemini's shops and restaurants are a 5-minute drive away (or a 10-minute uphill hike). Excursions might include the Roman ruins at Carsulae, 10 minutes, Spoleto and Amelia, 30 minutes, or, further afield, Orvieto, Perugia and Assisi, all reached in less than 1 hour.

Il Cerro’s garden is a flowering, scented setting for the house and its pool, 3 x 6m/10 x 20 feet. The two loggias are attached to the house and are both oriented towards the view with hot tub.

Airports: Rome, 1 hour 30 minutes; Florence, 2 hours 30 minutes. Railway station at Terni, 15km/10 miles. Motorway exit at San Gemini Sud, 15 minutes along paved roads to the village, followed by a fairly steep and rough access road - about 700m/760 yards - down to the house itself. Parking for three cars.

Tennis available at San Gemini. 18-hole golf just south of Perugia, about 1 hour.
