In a peaceful setting just west of Lake Trasimeno. The village of Gioiella, 2km/1 mile, boasts a single shop and bar; the selection is better at fortified Castiglione del Lago, 9km/6 miles. Hilltop villages abound: to the south is Chiusi, 16km/10 miles, with its Etruscan museum; Montepulciano, to the west, is known for its fine wines. Siena, Perugia and Orvieto can all be reached in just over an hour.

A small but nicely kept informal garden with lawns and cypresses bordered by open, rolling fields. The fenced swimming pool, 6 x 13m/20 x 42 feet, which has a diving board, is set on a terracotta terrace across the lawn, 20m/65 feet from the house.

Tennis, water sports and bicycle rentals at Castiglione del Lago, 15 minutes.Cycling trails in the vicinity. Several thermal spas in the area, including Chianciano Terme and Montepulciano, both about 30 minutes.
A favourite activity on Lake Trasimeno is the is the ferry trip to Isola Maggiore, the only inhabited island. There is an old fishing village on the island, with houses dating from the 14th and 16th centuries, and a ruined 19th century folly. St. Francis of Assisi is said to have slept here in 1211, and two little churches boast a variety of artefacts from and paintings of the event. Ferries to the island leave from Castiglione, Tuoro-sul-Trasimeno and Passignano.
